Covington Esplanade is a large, commercial retail center with a national anchor tenant and a total of 7 separate, commercial / retail buildings. The site also has area reserved for future expansion of additional commercial development. Goldsmith work included coordination with the City of Covington, and the State of Washington through the entitlement process, including a new public road with signalized intersection with State Route 516. Project planning also included coordination with the City of Covington for a future, planned regional trail which will cross the site, adjacent to the retail center, along the Jenkins Creek Corridor (located on-site). Utility Extensions with the Covington Water District and the Soos Creek Water and Sewer District were also required. Goldsmith also prepared and recorded a Binding Site Plan as part of the project approval process.
